Kingston Square 2013 Annual President’s Letter

Dear Kingston Square Neighbors,

As president of our homeowner’s association, I would like to take this opportunity to thank those of you whom attended our Annual Homeowner’s Meeting. The homeowner’s board values your thoughts and concerns.

Once again, I am pleased to announce that your homeowner’s dues will remain the same for the eighth consecutive year. Enclosed you will find a copy of the 2014 Budget for the Association. The Annual Dues of $400.00 are due February 1, 2014 and late on March 31, 2014. All dues not paid by this date will incur a 10% late fee. A separate invoice for the dues will be mailed to each homeowner at the first of the year. If you do not receive the invoice, please contact Sally Mooney at Community Management Associates. Below are some topics which I would like to touch base on with all of you. Several homeowners have expressed concerns over the safety of our streets. I would like to encourage everyone to obey all traffic signs and please, please watch your speed going through the neighborhood. The posted speed limit is 25 miles per hour. In addition, cars are being parked illegally in the street or on the grass in their own yards. Please be aware that it is against Kingston Square’s covenants to park in your yard on the grass. Furthermore, cars that are parked illegally present a hazard to pedestrians, other cars and most certainly any emergency vehicles that might need to pass. Parking too close to the stop signs, intersections or in the wrong direction on the side of the road is a violation of Georgia Code. Additionally, cars that are parked on both sides of the road leave very little room for other cars to pass through safely and could hinder any emergency vehicles that needed to pass to get to through to another neighbor’s home. Although we do not wish for any of our residents to be sited, nor do we wish for there to be any accidents or for any of our neighbors to be put in harm’s way. We are aware that there will be times that this is just not possible but parking on the streets should not happen on a daily or weekly basis. Specifically, review the ordinances under Georgia Code, Title 40, Chapter 6, Article 10 Stopping, Standing, and Parking.

Another area of concern that we would like to address involves homeowner’s walking their dogs and not cleaning up after them. Please be courteous of your neighbors and clean up after your pets. I know that many of you already practice this and I thank you.

Many of you have spent much time and effort to improve and maintain your homes and I would like to thank you for doing so. Please be aware that when making any changes to your home such as color or Architectural changes that you submit an Architectural Review form found on the Kingston Square website under the Documents tab at the top. You may submit your form to Sally Mooney or drop it by any board member’s home. Inevitably, our neighborhood will age but with your help, it can age gracefully and beautifully. It’s in all of our best interests to maintain our home values and beauty.

Please remember that you need to keep your pool cards that you received this year. They will be the same cards used for the next pool season. If you lose the card/cards the fee is $25.00 per card to replace them.

Many of you may not be aware of all the social events that take place throughout the year in our neighborhood. We have many opportunities for you to get out and meet and socialize with your neighbors. These events are centered on developing a sense of community and promoting involvement from you. Some of the events include movie nights, pool parties, an Easter egg hunt and probably the most popular event of the year, the Fall Festival. This year’s Fall Festival was one of the most well attended ones we have ever had. The next and last event of the year will be the Christmas bonfire held at the pool area on Sunday, December 15, 2013. Please make plans to attend and look for details to come on the website. Lastly, I would like to welcome our newest board members, Ken McIntire and Karmen Skeens. We would also like to take the time to thank Don Privitera and Gina Baumgartner for their service on the board for the past year. We thank them for their involvement, concern and cooperation.
